I've got a question regarding DC tax liens. When you buy the certificate, you have to wait 6 months before filing to foreclose. I've heard that the courts are backed up and that the forclosure process can take a few years. If that is the case, how do you avoid someone else buying the tax certificate from the following year? Do you automatically get first shot at that one, or do you have to compete for it as well?
